A scheduled sale date does not end your options, and neither does a sale that already happened. Michigan gives most homeowners a redemption period afterward. What matters is how many days are left.

Your options

Six paths, laid out honestly

Every one of these works for someone and is wrong for someone else. Which fits depends on your equity, your income, and how much time is left. Typical timelines only. Your lender, your loan type, and your county all move these.

Reinstatement

Paying the past due amount plus fees to bring the loan current. Best when the hardship was temporary and income has recovered.

Loan modification

A permanent change to your loan terms, usually the payment. Requires documentation and patience with the servicer, which is where most homeowners get stuck.

Forbearance or repayment plan

A short pause or a catch-up schedule. Useful when you need weeks or months, not a permanent change.

Traditional sale

If there is equity, selling on the open market usually protects the most money. This is the option people discover too late.

Short sale

When the balance is higher than the value, the lender may approve a sale for less than is owed. It takes lender cooperation and careful paperwork.

Cash sale or deed in lieu

The fastest exits, and usually the lowest net. Worth considering when time has almost run out or the home needs work you cannot fund.
