Most people do not call a brokerage because things are going well. They call because a mortgage got away from them, a parent died, or a rental turned into a monthly problem. Those conversations require something different from a standard sales approach.

Before real estate, Dave worked as a bankruptcy counselor for the U.S. Department of Justice. That meant sitting with families and going line by line through what they earned, what they owed, and what was actually possible. It also meant learning how lenders think, what they will accept, and what causes a file to die on someone's desk.

That experience shapes how the brokerage runs today. The first conversation is about arithmetic and deadlines rather than a listing agreement. Sometimes the honest answer is that the house works fine and the budget needs adjusting. Sometimes it is that selling now protects equity that will be gone in four months. Either way, the answer comes before the pitch.

Dave is also a Certified Probate Real Estate Specialist, which matters because estate property has its own vocabulary, its own court schedule, and its own family dynamics. Handling that well is a skill, not a favor.
